Knowsley Metropolitan Borough Council is inviting offers of rental to take a lease of shop premises. The Application Form to Submit a Rental Offer is enclosed within this document, together with the main Heads of Terms which form the basis of the lease agreement.
The Application Form is to be completed and retuned by email by the date specified, within the Timetable for Submission.

Knowsley Metropolitan Borough Council as Landlord gives notice that: -
(i) These particulars do not constitute an offer or a contract, nor constitute any part of an offer or a contract;
(ii) Any description, measurement or any other information provided about the Premises while believed to be correct, is in no way guaranteed to be so and it is the responsibility of the prospective applicants to satisfy themselves on all matters relating to it and to their intended use of it, including all statutory requirements such as the need for Planning consent or licence.
(iii) It does not make or give nor has any person in the employment of the Landlord any authority to make or give any representation or warranty in relation to the Premises;

In order to comply with the above legislation the Landlord may require prospective purchasers/ lessee to provide formal personal identification of themselves and their organisations prior to submitting a formal offer.
Assessment of Rental Offer
The rental offer will be assessed on the basis of a numbers of factors, including: the financial offer, the proposed use and reference checks. The proposed use will be considered in the context of its potential impact on existing retailers and the local community, whilst taking into account the shopping needs of local residents.
The Council does not bind itself to accept any or the highest offer received.

Management of Council Owned Neighbourhood Shopping Parades Policy
The council will not permit any new lettings for shops to be used as tanning centres, off-licenses or betting shops and will limit hot food takeaways to one per parade.
