Finding private rented accommodation

If you are looking for private rented accommodation for the first time it can be difficult to know where to start. 

The best ways to start looking for a private landlord are to:

  • Look in shop windows, such as local newsagents
  • Check local newspapers
  • Search on renting websites
  • Visit lettings agencies
  • Ask friends or family if they know of anywhere

Write down addresses, telephone numbers and prices that you have found.  Compare your notes and call the best choices to arrange viewings.  When you call, remember to:

  • Ask for the exact location, how to get there and a time to meet
  • Check the rent and any other bills that must be paid
  • Check the amount of deposit that you have to pay
  • If you receive housing benefit, ask if the landlord will be willing to have their rent paid by Housing Benefit

If you can, take someone with you when you visit places to rent.  Make sure the property is suitable for your needs and check that the landlord has a valid gas safety certificate before you agree to rent a property.

When you move in, your landlord should issue you with an Assured Shorthold Tenancy document.  You should keep a copy of this.  Your landlord should also give you a copy of the landlord’s gas certificate.
