Landlord Accreditation Scheme
The Landlord Accreditation Scheme is designed
to recognise good quality, well managed private sector
accommodation in Knowsley.
The scheme is free for private landlords to
join and will demonstrate their commitment to their tenants and to
the good maintenance and management of their properties.
To receive accreditation, landlords must agree
to a set of principles which include promoting good property
standards, ensuring their properties are in good condition, abiding
by the law and holding all safety certificates.
In return, landlords will be able to display
the Knowsley Landlord Accreditation logo and take advantage of
other incentives as the scheme develops, including regular Landlord
Forums.
If you are a private landlord with property in Knowsley and
would like to know more about Landlord Accreditation, call the

More about the scheme
The Bond Scheme - Guide for Landlords
The Bond Guarantee Scheme is run by Knowsley MBC. The
scheme helps people who are homeless or are threatened with
homelessness and aims to help them find accommodation in the
private rented sector that would not normally be available to them
due to the requirement to provide a deposit and/or month’s rent in
advance
A Bond Guarantee is a written agreement between the landlord,
applicant and Knowsley MBC that the council will be financially
responsible for the cost of any damage to the property (up to a
maximum set value) caused by the applicant during the
tenancy. All three parties are required to sign the Bond
Guarantee Agreement at the start of the tenancy.
By agreeing to accept a Bond Guarantee in place of a cash
deposit, the tenancy will fall outside new government legislation
introduced on 6th April 2007. The legislation protects tenant’s
deposits under a national Tenancy Deposit Protection
scheme. The scheme requires all Landlord's to register
and protect cash deposits held against new tenancies after the 6th
April 2007 in either a custodial or an insurance based
scheme. If a Landlord fails to protect a deposit correctly
they will be unable to serve the usual Notice to Quit on a tenant.
Furthermore, the tenant may be entitled to claim compensation from
the Landlord of up to 3 times the amount of deposit held.
Local Housing Allowances (LHAs) - Guide for Landlords
Local Housing Allowances (LHAs) are the maximum amount that
Housing Benefit will pay towards rent on a property in the
borough. The amount that a tenant receives depends on their
individual circumstances. Knowsley Council provides an up to
date guide to LHAs in the borough, including eligibility for
different sizes of property.
