If you are planning to purchase a property you will need to know whether there are any issues of concern, such as plans for a motorway at the bottom of your garden or to find out if there are any charges registered which may affect the land or property that you are purchasing.

Knowsley Council's Property Search Information Service provides information relating to charges, notices and other local authority matters which might affect properties or land in the Knowsley area.

A search result will include any entries recorded against the property being searched, including Smoke Control Orders, Tree Preservation Orders, Conservation Areas, charges for such services as roads or financial charges where the council is able to recover any money owed to it.

Land Charges can be defined as a restriction imposed on the use of the land.  A local land charge is binding on successive owners or occupiers of the land or property, for example conditions imposed when planning permission is granted, conservation areas which restrict permitted development or Smoke Control Orders made under the Clean Air Act, restricting which type of fuel may be burned.

If you wish to submit a search to the council the fees are detailed below.  Please send your request together with a plan of the property or land and the appropriate fee via Royal Mail, Document Exchange or by email to the address detailed in the 'who to contact' box.  To carry out a free inspection of property information you will need to telephone to book an appointment.

Standard service

Complete the search request form (Microsoft Word 86KB) and send it to us:

We aim to return search results for our standard service within ten working days.  The current average turnaround time is five days.  Please note this may not be possible in some circumstances depending upon the subject matter of the request.


Premium service

The same procedures apply as with the standard service but with the premium service, we aim to return the search results to you within 3 working days of the request.  The current turnaround time is one day.  Please note this may not be possible in some circumstances depending upon the subject matter of the request.

If we do not deliver the premium service within three working days, you will only be charged for the standard service. 

The council is accountable for the information supplied in response to requests made under forms LLC1 and CON29R and the standard and premium service provides a guarantee of this information.

 

How results are returned

Search results can be returned to you:

  • By email in pdf format
  • By post or Document Exchange
  • Collected in person

How to pay

Accompany your form with a cheque for the appropriate fee. Searches can only be processed once payment has been received or an account facility is in place.  Make cheques payable to Knowsley MBC.


Set up an account

If you anticipate being a regular user of the Property Search Information Service and wish to request the setting up of an account with the council to cover these property search fees, please complete the attached form and return to us by email at propertysearchinformation@knowsley.gov.uk or at the address above in the 'who to contact' box.

Free inspection of the register

Book an appointment for a personal inspection of search information without charge.  You can contact us on 0151 443 3511 during office hours (Monday to Friday 9.00am to 5.00pm) to book.

When booking an appointment you must provide the following information:

  • Name, address and telephone number.
  • Full postal address of the property or land which is the subject of the search.
  • A plan for each property you are searching, clearly marking the outline of the area concerned. Plans should be emailed to propertysearchinformation@knowlsey.go.uk or faxed to 0151 443 3550 immediately after you have made your appointment. Failure to do so will mean your booking will be cancelled.

Your appointment

A half-hour appointment will be allocated to you between 9.30am to 11.00am or 2.00pm to 3.30pm on a normal working day, Monday to Friday.  Appointments will be allocated on a first come first served basis.  You will be able to carry out a maximum of two searches per appointment in relation to residential properties. In relation to searches of other land (commercial or industrial land, for example), this may not be possible due to the more complex nature of such searches. 

Please report to the Huyton One Stop Shop reception when you arrive.

  • Information provided on the search results will not include information held on Public Registers
  • If you are late for the appointment you will not be able to carry out your search as we operate a strict appointment system and you will have to make a new appointment to carry out your search
  • We reserve the right to reschedule an appointment to a later date if required
  • We do not guarantee the information which is inspected or the purpose for which it is obtained.  The person inspecting this information will be entirely responsible for the accuracy in which it records that information and for the purpose for which it is used.
  • We confirm our full intellectual rights in all the information which is to be inspected and grant the person inspecting the information a personal and non transferable license to use that information for personal and non commercial purposes
