Householder development
In general, all householder developments e.g. extensions to
dwellings, garages, porches etc should be designed so that
they are:
- In harmony with the proportions and door and window styles of
the original building.
- Built in external materials which match those of the original
building or, where this is not possible, materials which give as
close a match as possible.
- Not so large as to be out of scale with the original
building.
- In character with the neighbourhood and the appearance of the
original building.
- Not detrimental to the amenity of neighbouring occupiers.
The planning portal website has a simple householder
visual guide outlining the types of household development that
can take place inside and outside your home. Further advice
is also available in
Permitted Development for Householders - Technical
Guidance.
Some development may be permitted development (does not require
planning permission), but this would depend on a number of factors
such as:
· Has permitted
Development rights for your property been removed? The Development
Control Section can check this.
· The size,
height and location of the development.
PLEASE NOTE that from 1 March 2011 Knowsley
Council will only deal with permitted development enquiries (Do I
Need Planning Permission?) through Lawful Development Certificate
applications. (See Application
Forms)
The Council's Householder
Development Supplementary Planning Document is the guidance
note which provides detailed advice on the standards we seek
to achieve to be able to support planning applications for
householder development.
If you need planning permission for your proposed development,
pre-application advice can be provided. This will be verbal
advice from the Planning Duty Officer who will be available at
Huyton One Stop Shop on Monday, Tuesday and Friday mornings between
9am and 1pm, and Wednesday and Thursday afternoons between 1pm and
5pm. To assist with any discussions you should ideally
have a minimum of a draft layout drawing or a sketch of
the proposal and photographs of the site showing its relationship
to neighbouring properties.
