Planning advice 4

Porches, fences/gates/walls and other means of enclosure

The following advice is intended for guidance only and assumes that permitted development rights have not been withdrawn by either condition or an Article 4 Direction. If permitted development rights have been removed you will need to submit a planning application for consideration.

To find out if you need planning permission for any of the above developments, answer the questions below:

Porches

  1. Is the dwelling within a conservation area or is the building to be extended, listed or of architectural or historical interest?

    Yes - planning permission is likely to be required and you should contact planning services on 443 2381 before starting any work.
     No - go to question 2.
  2. Will the ground area covered by the proposed porch (measured externally) be greater than 3 square meters?

    Yes - planning permission is required.
    No - go to question 3.
  3. Will any part of the proposed porch be higher than 3 metres measured from ground level?

    Yes - planning permission is required
    No - go to question 4.
  4. Will any part of the proposed porch be within 2 metres of any road, pavement or public footpath that is adjacent the property?

    Yes - planning permission is required.
    No - planning permission is not required.

Erection of new fences/gates/walls and other means of enclosure

  1. Is the dwelling or building within a Conservation Area or is the dwelling or building listed or of architectural or historical interest?

    Yes - contact planning services on 443 2381.
    No - Go to question 2.
  2. Will any part of the proposed fence/gate/wall when measured from the lowest ground level exceed 1 metre in height?

    Yes - go to question 3.
    No - planning permission is not required.
  3. Will any part of the proposed fence/gate/wall when measured from the lowest ground level exceed 2 metres in height?

    Yes - planning permission is required.
    No - go to question 4.
  4. Will the proposed fence/gate/wall be within 1 metre of a road (including footpath/service verge) used by vehicular traffic?

    Yes - planning permission is required
    No - planning permission is not required.

Alteration to an existing gate/fence/wall or other means of enclosure

  1. Is the dwelling or building within a Conservation Area or is the dwelling or building Listed or of Architectural or Historical interest?

    Yes - contact planning services on 443 2381.
    No - go to question 2.
  2. Will the height of any gate, fence, wall or other means of enclosure maintained, improved or altered would as a result of the alterations exceed its former height or the heights referred to in (a) erection of new fences/gates/walls and other means of enclosure?

    Yes - planning permission is required.
    No - planning permission is not required.
