The basic purpose of zoning is to prevent land use conflicts by allowing only compatible uses to locate in the same area.

Zoned areas can include:

• Residential- intended primarily to preserve and protect housing and related developments and activities.
• Commercial- areas set aside mainly for retail trade, services, and business activity.
• Industrial- reserved for manufacturing, assembly, processing, and related activities.

The Unitary Development Plan (adopted in 2006) contains Proposals Maps which show the areas which are designated for the new development and areas which are protected from development, such as Green Belt. Over the next few years the Unitary Development Plan will be replaced by new documents in the Local Development Framework.
