Land searches

The Local Land Charges section undertake searches as part of the conveyancing process and provides information relating to planning, building control, road adoption, restrictions of use of the land and other vital information for house purchasers.

There are standard forms you need to conduct a search. These forms are known as 'LLC1' and 'Con29' and are available from the Law Society Stationers.

The LLC1 form is a 'Requisition for Official Search of the Local Land Charges Register'.

The Con29 form is 'Enquiries of Local Authorities'. This is divided into two parts. Part I (questions 1 to 3) receive a response from the Council for one inclusive fee. Part II (questions 4 to 21) are charged for individually and will only be answered when accompanied by a Con29 Part I form. These are also known as 'Optional' Enquiries. Additional Enquiries can be requested as part of the Con29 Part II and will be replied to for an additional fee.

Submitting a Local Authority search

Anyone can submit a search, however a solicitor would normally carry out the search as part of the conveyancing process.

When submitting a Local Authority search, please ensure you enclose the following:

  • Form LLC1 in duplicate
  • Form Con29 2002 edition in duplicate
  • The correct fee - please note that searches will be returned if the fee is not correct. Cheques should be made payable to Knowsley Metropolitan Borough Council
  • Searches should be submitted with a plan in duplicate. Please clearly mark the outline of the area to be searched against. It is crucial that the plan also shows the surrounding roads/properties.

Please note

  • We do not charge a separate fee for commercial properties
  • Please remember to include all optional and additional enquiries when submitting your Con29 search.

Charges and timescales

The cost of a standard search is £100 and we aim to turn the standard searches around within 5 working days.

Scale of fees

  • LLC1 and CON29R (required enquiries) £100 (standard search)
  • CON29R (required enquiries) £75
  • CON29O (optional enquiries) £12 each - Common Land Town or Village Green (CLVG) has been included as optional enquiry 22 on the CON29O form. Please note the fee for a CLVG (question 22) is £14 and not £12.
  • Common Land Additional ‘Parcels of Land’ £1 up to a maximum of £20
  • CON29O (optional enquiries)solicitors questions £18 each
  • CON29R (required enquiries) Additional 'Parcels of Land' £18 each
  • LLC1 only – whole part of the register £25
  • LLC1 Additional 'Parcels of Land' £1 up to a maximum of £16
  • Personal Search £11 each
  • Personal Search Additional 'Parcels of Land' £1 up to a maximum of £16

Drainage searches are dealt with by United Utilities at Map Services, Stephens Way, Goose Green, Wigan, WN3 6PJ. Telephone 0870 7510101.
